Environmental Control Board (ECB)
Breakers West Association (BWA) encourages improvements to residences within the community and has authorized the Breakers West Environmental Control Board (ECB) to oversee any material changes to the exterior of properties. All residents are required to submit an application for pre-approval to the Environmental Control Board (ECB) before work begins. This approval process can take up to 30 days.
If you are planning to make changes such as: roof replacement, driveway replacement, landscaping improvements, exterior painting, or installing hurricane shutters, an emergency generator, a propane tank, or an irrigation well, you must have prior approval by the ECB as well.
Application must be complete with copies of your contractor's current business license and proof of liability insurance listing your residence, in addition to BWA as an additional insured (not certificate holder), along with workers compensation documentation. An application fee may be required.
Please make sure you use the current ECB application. Applications can be obtained at the BWA office or on this website, under the "Forms" tab. To maintain the high standards of the Breakers West community, the ECB, accompanied by a Lang Management representative, does a monthly inspection of each Breakers West community to identify any violations such as:
A written notice of any identified violation will be sent to the owner of the property.
Please remember that no contract work is to be performed on Sundays, only Monday through Saturday 8:00 am to 6:00 pm.
